Day 1
Initial council contact
Council president, treasurer, or strata manager calls or submits the quote form. We confirm scope, building type, address, and timing within one business day.

Days 2–7
On-site inspection
Vee or a Red Seal lead conducts a full roof inspection — drone overflight, core-sample analysis where appropriate, photo documentation of every penetration, drain, and flashing condition. No charge for re-roof candidates.

Days 7–10
Written proposal + materials comparison
Detailed written scope, RCABC-aligned material specifications, three-tier cost comparison (good/better/best), week-by-week timeline, and warranty matrix delivered as a council-ready PDF.

Days 10–30
Council presentation
On request, we present at the next council meeting or AGM. Printed handouts for all owners, digital copies for the strata manager, Q&A session with the lead estimator. No charge for this service.

Weeks 4–6
Permit, materials, scheduling
Once council approves (3/4 vote where required), we pull the municipal permit, order materials, coordinate with the strata manager on owner notifications, parking, and access.

Weeks 6–14
Installation + final inspection
Crews mobilize. Daily progress photos shared with the strata manager. Municipal inspector signs off. Final walk-through with council and warranty package delivered.
Process FAQ
- How long does the council process typically take?
- From first call to project start, plan on 6–12 weeks for non-emergency work. The largest variable is council governance — AGM scheduling, owner notification periods (typically 14 days for an SGM), and the 3/4 vote threshold under the BC Strata Property Act §96.
- Do you charge for council presentations?
- No. Council presentations, printed handouts, and Q&A sessions are included at no charge for re-roof candidates. We consider this part of the proposal process — councils need confidence in the contractor, not just the price.
- What happens if owners reject the proposal?
- We sometimes provide a revised scope or attend a follow-up meeting. There is no fee or obligation for either. Roughly 85% of presented proposals proceed to contract within 90 days.
